Real estate crowdfunding is a modern form of collective investment in construction projects and urban development. It means pooling capital with other people to take part in property projects that would be hard to take on individually.

Through a digital platform, many investors contribute funds that are channelled into a specific project. Once the work is completed and the targets are met, the returns are distributed proportionally among all participants.

This model lets people with small amounts of capital invest in large projects such as apartment buildings, residential complexes or the renovation of existing buildings — which is becoming increasingly relevant in the context of urban development across Croatia.

Crowdfunding opens up the real estate market and makes it more accessible. It is no longer the privilege of large investors or investment funds: today, anyone can take part.

How it works

How does it actually work?

You pick the project you find most interesting, decide how much you want to invest and follow the progress of the works directly on the platform. Once the project is finished, you receive your share of the returns.

Browse detailed descriptions, architectural plans, financial projections and legal due diligence for each property — from new developments in Zagreb to coastal projects in Dalmatia.

Investments start at €250. Funds are held in separate trust accounts and used exclusively for the project you chose.

Follow construction in real time

You receive regular updates, photos from the site, financial reports and notifications for every key milestone of the project.

Receive your share of the returns

Once the property is delivered or sold, returns are distributed proportionally among investors in line with the agreement.

Everything you need to know before your first investment

What is the minimum investment amount?+

The minimum is €250 per project, and you are free to diversify across as many active projects on the platform as you wish.

How are my funds protected?+

Funds are held in separate trust accounts with licensed Croatian institutions. Preqentora never holds investor balances on its own accounts.

How do returns work?+

Most projects combine principal repayment with a share in the profits from the sale or long-term rental once construction is complete.

Are there any risks?+

Investing in real estate carries risk, like any market investment. Prices can fluctuate, projects can be delayed and returns are not guaranteed. A detailed risk description is available in each project's prospectus.

Can I exit a project early?+

After one year, shares can be transferred via our internal secondary market. Liquidity depends on demand from other investors.
